What Every Waterfront Buyer Needs to Know

We have been selling waterfront properties for over 16 years. Between us, we know these Lakes — not from a brochure, but from hundreds of waterfront listings, countless showings, and years of watching this market move in ways that still surprise us sometimes.

This guide exists because the information you actually need before buying waterfront is almost never in the listing. The MLS description will tell you the square footage and whether there's a boathouse. It will not tell you that the southern end of that Lake gets so weedy in August you can barely swim, or that the road is maintained by one retired guy with a plow and a bad hip, or that the septic is a holding tank and you'll be paying to pump it every six weeks all summer long.

That's what this guide is for. Use it as your starting point — then call us, and we'll go deeper.

🔔A note on the market right now

We have never seen such high waterfront inventory levels as we are seeing right now. There are more waterfront listings sitting on the market than we have ever witnessed in our careers, and prices have come down significantly from the COVID peak. Some properties are genuinely under water on their purchase price. That means real opportunity for Buyers who are paying attention. That window can change — sometimes quickly. If a property interests you, don't wait too long to go see it. Most properties this year are more negotiable than they have been in previous years — which means there is real room to have a conversation. You don't want to look back and wish you hadn't waited. That said — high end, coveted Lake properties still move quite consistently. If you have your eye on a premium property, don't assume it will sit.

Before You Fall in Love With a Listing

Here is what we want you thinking about before you make an offer on any waterfront property. None of these are dealbreakers — every single one is manageable if you have the budget and the appetite for it. What they are is information. Go in with your eyes open and you will make a much better decision.

How many feet of waterfront does the property have?
Frontage directly affects what you can do at the water — dock size, privacy from neighbours, room for multiple watercraft. More frontage generally means more value. Don't assume — confirm the exact measurement.

What is the waterfront actually like?
Is it sandy and swimmable? Rocky? Shallow and weedy? Mucky bottom? A beautiful listing photo taken from the dock can hide a lot. If there are no photos, few photos, or no close-ups of the waterfront in a listing — that usually means there are weeds. Keep in mind that weed conditions can vary significantly year to year. Hotter summers, amount of rainfall, and water levels can all affect weed growth. By late spring you can usually tell — and if not, we talk to the neighbours. There is usually evidence too: no swim ladder, no sitting area near the water, a very long dock, or a water bubbler installed to reduce weed growth near the shore. As a general rule, where there is current and wind, weeds are less prevalent. Inlets, bays, and channels sheltered from wind and current — while often very private — are usually much more prone to weeds.

How do you get to the water?
Is the property level with gradual access to the shoreline, or are you looking at 40 steep stairs carved into a granite cliff? Either can be fine — but it matters enormously if you have young children, aging parents, or bad knees. Canadian Shield Lakes in particular can have dramatic drops from the cottage to the water.

Is there a retaining wall?
Retaining walls are common on older waterfront properties. They require maintenance and eventual replacement — factor that into your budget.
Is there a dock, and what condition is it in?
Docks are not cheap. A dock in poor condition is a cost waiting to happen.

Is there a boathouse — and can it be replaced?
Many older boathouses cannot be replaced with a new permit under current regulations. If the boathouse is in poor condition, you may be looking at a repair rather than a rebuild. Verify with the Local Township before you buy.

Does the property own the waterfront, or is there a shore road allowance?
A shore road allowance means a strip of land between your property and the water is owned by the municipality. This can affect what you can build and how you use the waterfront. Always check.

What is the water source — well or Lake intake?
Lake water systems require filtration and UV treatment. A well is essential for year-round use — Lake water intake lines freeze in winter and cannot be relied upon for year-round living. If the property has Lake water, understand what's involved in maintaining it safely.

If there's a well — is it drilled or dug?
Drilled wells are certified by a professional well driller, and it's easier to verify the GPM (gallons per minute) and year-round flow. Dug wells are usually installed by a contractor and tend to fluctuate seasonally — water levels can vary year to year based on snowmelt and rainfall. Some cottages use Lake water for dishes and showers (sometimes with a filtration system) and bring in drinking water separately. Understand which system you're getting and what its track record has been.

If no well, is there room for one — and budget for it?
The cost of drilling a well can vary greatly depending on topography, soil type, and depth required. Budget $25,000 to $40,000. Before you buy a property without one, confirm there's space on the lot and no obstacles to drilling.

Do you have to haul drinking water?
Some seasonal properties have no potable water system at all. Hauling water in jugs every single time you visit is manageable for a weekend trip — it's a very different story for a full summer with a family.

Is there a septic system or a holding tank?
A septic system treats waste on-site. A holding tank collects it and must be pumped out regularly — costs add up fast with regular use. If it's a holding tank, ask why: it may be because the lot has no room or no permit for a septic. That is important to know before you buy.

When was the septic last inspected and pumped?
Make a septic inspection a condition of your offer. A failed septic is a significant expense and can affect your ability to use the property.

How is the property heated?
Many cottage properties run on propane or electric baseboard — both can be costly to operate, especially in winter. Ask for utility bills. A heat pump can be significantly more efficient and is worth factoring into any renovation plan.

Is there a woodstove or fireplace?
A wood stove can offset some of the heating costs and adds real charm — but it requires your presence to operate. It is not a set-and-leave heat source. In a power outage in January, it can still be critical backup heat.

Is the property insulated for year-round use?
A true four-season cottage has proper insulation, winterized plumbing, and a heating system that can keep up. A three-season property dressed up as year-round will cost you — either in comfort or in upgrades.

Is there air conditioning?
Summers are hot. Increasingly so. Worth asking.

Do you know how to winterize a cottage?
If you're buying seasonal and plan to close it for the winter, do you know how? Winterizing properly means draining all water lines and the hot water tank, removing and storing docks, storing patio furniture, and sealing the cottage against rodents. If you don't know how — or don't want to learn — factor in the cost of a service to do it for you every fall.

Who maintains the road?
Township-maintained roads mean year-round plowing and upkeep at no extra cost to you. Privately maintained cottage roads vary enormously — ask who does it, how reliably, and what it costs each year.

Does the Local Township collect garbage and recycling?
On many private roads, the answer is no. You may be taking your garbage and recycling to a transfer station yourself. That is a lifestyle consideration.

Where do you pick up mail?
Many cottage properties don't have home delivery. A P.O. box in town or a community mailbox is common — but worth knowing in advance.

What is the condition of the trees on the property?
Dead or dying trees near a cottage are a liability — they can fall on the building, on vehicles, or on people. Tree removal is expensive. Walk the property and look up.

Is there adequate parking?
Many older waterfront lots were designed for one or two cars. If you're planning to host family and friends, parking can become a genuine problem.

What does the cottage sit on — piers, crawlspace, or full basement?
Piers are common on older cottages and can shift or settle over time. A crawlspace or full basement offers more stability but comes with its own maintenance considerations.

Is there any erosion — at the waterfront or on the property?
Soil erosion at the shoreline can undermine docks, stairs, and the land itself. It also signals potential issues with runoff and water quality.

Is there room for additional buildings if you want them?
Lot coverage rules limit how much of a property can be built on. If you're dreaming of a bunkie, a garage, or a larger footprint, check with the Local Township before you assume it's possible.

Are there any open or unpermitted renovations or structures on the property?
An addition, a bunkie, a boathouse, or a renovation completed without a permit — and never closed off with the Local Township — becomes your problem when you buy. Open permits can also complicate financing and resale. Make it a condition of your offer to verify all structures and renovations are permitted and any permits have been properly closed.

Do you need a permit for planned renovations or new buildings?
Almost certainly yes. Waterfront properties in Ontario are subject to Conservation Authority rules in addition to the Local Township bylaws. Verify before you plan.

Are there right-of-ways or easements on the property?
A right-of-way means others have legal access across your land — and an easement can restrict what you do with part of your property. Before you buy, understand exactly what any right-of-way or easement covers and where it runs. Does it affect your enjoyment of the property? Who is responsible for maintaining it? Is it transferable with the property and registered on title? These are not deal-breakers — but they are things you need to know going in. Note: private cottage road properties will very commonly have an easement registered on title for the road itself — this is normal and expected, but confirm what it covers.

What will insurance cost?
Waterfront insurance is more complex and more expensive than standard home insurance. Seasonal properties, older buildings, wood stoves, and proximity to water all affect your rate. Get a quote before you firm up your offer.


Now — Let's Talk About the Lakes

The region we work in is one of the most diverse waterfront markets in Ontario. Within two hours of Toronto, you can buy on a crystal-clear Canadian Shield Lake with granite cliffs and loons, a shallow sandy-bottomed Lake perfect for toddlers, a fully connected Trent-Severn Waterway Lake where you can boat to three towns for dinner, or a quiet landlocked Lake where the only traffic is canoes. The price range across all of it spans from under $500,000 to well over $5 million.

Understanding what makes each Lake different — and why those differences matter for how you'll actually use a property — is the whole point of what follows.

A few things to understand before you read on:

The Trent-Severn Waterway is a 386-kilometre canal system connecting Lake Ontario to Georgian Bay through 44 locks. Many Lakes in the Kawarthas sit on or connect to this system — which means a boater can travel from one Lake to another, stopping at towns along the way. For some Buyers, that connectivity is the whole reason they're here. For others, a quieter standalone Lake is exactly what they want. We'll tell you which is which.

Flooded Lakes vs. natural Lakes. Several of the most popular Kawartha Lakes — Pigeon, Chemong, Buckhorn, Canal, and Lake Scugog among them — were created or significantly expanded when farmland was deliberately flooded during Trent-Severn construction in the early 1900s. That history matters. Agricultural soil on the Lake bottom contributes to weed growth that simply doesn't exist on the deep, rocky Canadian Shield Lakes to the north and east. We flag every flooded Lake clearly throughout this guide.

Price reflects water quality — usually. The cleanest, deepest, most recreational Lakes generally command the highest prices. But there are exceptions in both directions — Lakes that are underpriced for their quality, and Lakes where you're paying for location and convenience more than the Lake itself. We've tried to call both out honestly throughout.

The Lakes are organized by geographic region, and within each region from highest to lowest average price. Use the region headings to find your area, and the price tiers to calibrate your search. Then call us — we can set you up on a search specific to the area or Lake or Lakes you want, so you're the first to know when something comes available.

💧 A Note on Weed Conditions

Water quality and weed growth can change year to year. Hotter summers, amount of rainfall, and water levels can all affect weed growth. We've been seeing noticeably more weed growth on some Lakes in recent years due to the hotter summers. The information in this guide reflects our best current knowledge — but always assess the waterfront at the specific property you're considering, in the season you plan to use it.

Often called the jewel of the Kawarthas — and it earns the title. Stoney Lake has over a thousand islands, rugged Canadian Shield granite, crystal-clear water, and a cottaging culture that goes back generations. This is not a starter Lake. It's a destination.

Connected: Part of the Trent-Severn Waterway. Connected to Clear Lake and Upper Stoney Lake as a three-Lake system. Boaters can access Katchewanooka Lake, the Otonabee River, Rice Lake, and the full Trent system from here.

Primarily rocky Canadian Shield with dramatic granite outcroppings, pine trees, and deep clear water right off the dock. The north shore is the most rugged and scenic — expect significant drops from the cottage to the water in many locations, with stairs cut into granite a common feature. The south shore transitions to sand and clay with gentler, more accessible entry. Island properties are plentiful and among the most coveted on the Lake. Stoney is a large, open Lake and can get rough on windy afternoons — experienced boaters love it, but it deserves respect. Excellent for power boating, water skiing, tubing, and wakeboarding. Quieter bays are perfect for paddling and kayaking. Loons are abundant.

Stoney is close to Peterborough with its hospital and full amenities, so a lot of owners live here full-time — you get the Lake lifestyle without sacrificing city convenience. The island properties are a world of their own: incredible privacy, incredible views, and you need to think carefully about water access, year-round feasibility, and boat storage. Don't buy an island cottage without spending a summer weekend on it first.

Connected: Forms part of the three-Lake Stoney Lake system along with Upper Stoney Lake. Access to the full Trent-Severn Waterway via the Stoney Lake connection.

Granite shorelines — some quite steep to the water. The Lake is small (approximately 100 acres) with around 65 waterfront properties, mostly seasonal. Lots are generally good-sized. The water has a distinctive emerald-green hue near shore. Deep off-dock swimming for adults; some wade-in areas for children.

Not on the Trent-Severn Waterway. Chandos is a standalone Lake. Drains via Flat Creek into the Crowe River. No lock-free boating to other Lakes.

For Buyers who just want a beautiful Lake to be on, Chandos is one of the best-kept values in the region.

Approximately 2,000 acres with around 621 cottages. Long bays and islands give the Lake a much larger feel than its size suggests. Many water-access properties offer first-time Buyers entry-level pricing. Two marinas, a sandy public beach, and an annual regatta give it an active community feel. Good for recreational boating, canoeing, kayaking, and fishing. The many bays offer sheltered paddling. Loons are a regular presence.

A smaller, quieter Lake connecting Buckhorn and Stoney, with the highest percentage of island shoreline on the entire Trent-Severn system. Rocky shores, lush greenery, and a peaceful character that draws Buyers who want Trent-Severn access without the boat traffic and bustle of the main chain Lakes.

Connected: Part of the Trent-Severn Waterway via Locks 28 and 30. Connects Lower Buckhorn Lake to the west and Stoney Lake to the east. Access to the full Trent system.

Rocky shores, scenic islands, and a narrow, winding channel through the first half of the Lake. The route through Lovesick is considered one of the most beautiful passages on the Trent-Severn. About 30 minutes north of Peterborough via Highway 28.

Lovesick attracts a very specific Buyer — someone who wants to be on the Trent system, wants privacy and quiet, and doesn't need to be on one of the big showcase Lakes. It delivers exactly that. The passage through the islands on a calm evening is genuinely one of the most beautiful experiences on the waterway.

Buckhorn Lake

Mid-range

Buckhorn is a Lake of two very different personalities depending on where you are on it. The south side and enclosed bays can be weedy and shallow. The north end toward Stoney Lake is a completely different experience — cleaner water, rockier shoreline, and a character much closer to the Shield Lakes to the north. Location on this Lake is everything.

Connected: Part of the Trent-Severn Waterway. Lock-free access to Pigeon Lake, Little Bald Lake, Big Bald Lake, and Chemong Lake without passing through any locks. With locks, access to the full Trent system including Stoney Lake to the east.
Formed by flooding: Buckhorn was created when farmland was flooded to complete the Trent-Severn Waterway. Agricultural soil underneath contributes to weed growth — particularly on the south side and in enclosed bays. The north end toward Stoney Lake is significantly better. Do not dismiss Buckhorn entirely — but do your homework on the specific location.

Lake Simcoe is a different category from the Kawarthas — significantly higher prices and a more competitive market. The 2021–2022 peak was extraordinary and prices have come down materially since. There are opportunities in the current market for Buyers who have been priced out historically. The eastern Beaverton shoreline is where we'd focus for Buyers who prioritize water quality. The GTA access is genuinely unbeatable for a Lake of this calibre.

We haven't included every Lake in Ontario, and some of the smaller, more private Lakes with limited sales history aren't in here — though that doesn't mean we can't help you buy on one.
