Country property is a different kind of buy — and the right one depends on what you want to do with it. A few chickens and a garden, or horses and a barn? What matters most usually isn't in the listing. Christine grew up on a farm and knows what to look for and what to watch out for, so you go in with your eyes open.

What's the difference between a hobby farm and a working farm?

A hobby farm is usually smaller acreage with smaller outbuildings — a place to raise a few chickens or goats, or grow a big vegetable garden — and the owners wouldn't call themselves farmers. A working farm is an active operation, often with heavy equipment and registered as a commercial farm, which can attract HST when it sells. This list has both.

What should I check before buying?

It comes down to your plans. Want horses or livestock, or to build a barn? Check with the township first — what's allowed, and how many animals. Then the practical side: water supply for animals, grazing pasture, fencing, the age of the barn, and what it'll cost to set the place up for what you have in mind.
