Why Is There So Much Waterfront Inventory Right Now?

Waterfront listings across our markets are running at elevated levels in 2026. Several factors are contributing to this:

Post-pandemic correction
Many waterfront properties were purchased at peak prices during 2020–2022 when demand surged and inventory was extremely tight. Some of those owners are now finding that carrying costs, lifestyle changes or financial pressure are prompting a sale.

Rising carrying costs
Higher interest rates and increased property taxes have made maintaining a second or recreational property more expensive, motivating some owners to sell.

Generational transitions
Cottage and waterfront properties that have been in families for decades are coming to market as older owners transition or estates are settled — bringing some of the most beautiful and well-maintained properties in the region to market for the first time in years.


What This Means for Buyers

More inventory means more choice, more time to make a considered decision, and more negotiating power than Buyers have had in years on waterfront properties. In the peak market of 2021 and 2022, waterfront homes were selling in days with multiple offers and no conditions. That is not the market you are buying in today.

Shoreline rights and restrictions — what you can and cannot do with the waterfront portion of your property varies significantly by municipality and conservation authority.

Well and septic systems — most waterfront properties are not on municipal water and sewer. Understanding the age, condition and compliance of these systems is essential.

Dock permits and setback rules — docks, boathouses and shoreline structures all require permits, and non-compliant structures can become your problem after closing.

Flood plain considerations — know whether the property sits in a regulated flood plain and what that means for insurance, future development and risk.

Year-round road access and winterization — lenders look closely at these factors for recreational properties. Know what you're buying before you fall in love with it.
